At last, our market has caught its breath. That neck-breaking speed of buying/selling was bound to slow down. And it certainly shows in June’s statistics (source: DMAR’s monthly report): – We finished the month with 50% more listings on the market than in May. – Homes aren’t going under contract quite as fast. – The average sales price only slightly increased. Sellers, with more inventory, you’ve got a little more competition. Expect to shift in your strategy for pricing and expectations when it’s time to negotiate. Your chances to meet your goals are still excellent. Buyers, use this good news as fresh motivation – get back out there. Yes, it’s been a challenging few months, but there are more (and hopefully growing) opportunities to purchase or upgrade to a better home (source Megan Aller, First American Title).
