Like this summer, our real estate market has HEATED UP. As we settled into the “new normal” (virtual tours, fewer showings, curbside closings, and lots of masks and sanitizer), June sparked intense activity (source: DMAR).
Under Contract: A record-high of 7,676 homes went from active to pending (that’s +16.25% than May and +27.38% than June 2018).
Sold: 57.3% more homes closed in June than in May. The number of closings per week bounced back from the 11-week slump triggered by the pandemic.
Listings: 7,364 properties came on the market, but the demand was much higher. Since more homes went under contract than hit the market, we finished the month with a near record-low of inventory (-11% month-over-month and -33% year-over-year).
Sold Price: So sellers were leaving the closing table with strong returns – the average sales price increased to $509,736 (the second-highest price ever for Metro Denver’s residential market).
