Finishing up 2022, December tends to be our market’s quietest time of the year as people are focused on the holidays. So no surprise we saw a dramatic drop in activity among buyers and sellers.

But December has one very important happening: our most significant purge of expired listings. On December 31st, a substantial portion of our inventory is removed from the MLS (Multiple Listing Service) databases. And with only a trickle of new listings that came on onboard, we kick off 2023 leaning in favor of sellers.

And we’re on-trend with a more normal new year market. At the beginning of January 2020 we started with 5,037 listings – only 280 more homes than this year (DMAR Monthly Report). This is a positive sign that 2023 will not be another extreme season for buyers and sellers. If we’re back to our traditional real estate calendar, we should see activity pick up after the Super Bowl, and a surge of listings come March (source: Megan Aller, First American Title).
